Rushcroft Farm Campsite Ltd Terms and Conditions
We don't like this bit any more than you do, but we have found it necessary to ensure a happy and safe environment for all our campers to enjoy.
Admission to the campsite implies your commitment to abide by Camp site rules and fire regulations which set out general standards of conduct and behaviour expected. Any person in breach of these rules may be asked to leave the campsite with no refund given.
We do our best to ensure that all our campers are able to enjoy their time with us with the best conditions we can offer. With this in mind pitch allocation is not confirmed until you arrive on site and we reserve the right to alter your pitch allocation should the weather or other adverse factors cause the ground to be unsuitable for your unit.
Pitch allocations are made on the basis of the accommodation specification provided to us when booking. If this differs from the accommodation you arrive with, we may not allow you to stay on the campsite. Therefore it is essential you check your booking confirmation thoroughly to ensure you have given the correct and complete information to us. Any additional structures not included on your booking will not be permitted unless specifically permitted by management. For the absence of doubt this includes, but is not limited to: gazebo's (with or without sides), pop up tents, pup tents, wigwams, storage tents, flag/banner/light poles and other similar external structures.
Season: End or June to Early September
We consider these terms and conditions, our price list and Camp site rules and fire regulations (referred to herein after as the “Terms”) set out the entire agreement between you and us for your booking and stay at Rushcroft Farm Campsite Ltd.
If you think that there is an error or mistake, please check your confirmation and make sure that you ask us to confirm any changes in writing, as we can only accept responsibility for statements and representations made in writing by our authorised personnel.
Please ensure that you read and understand these Terms before you submit your Booking Request. You may only request a booking if you agree to these Terms. By submitting a Booking Request you are deemed to have accepted these terms.
Rushcroft Farm Campsite Ltd sells camping and caravanning holidays via www.rushcroft-farm.co.uk (the “Website”), via telephone, via email requests, via postal requests and takes bookings direct at our campsite. Any person wishing to make a booking via any of these methods (referred to as “you/your”) acknowledges that such booking is made subject to these Terms.
We reserve the right to change these Terms at any time. Any such changes will take effect immediately when posted on the Website, at the campsite, or otherwise brought to your attention. It is your responsibility to read the Terms each time you submit a Booking Request and any such request shall signify that you have accepted to be bound by the latest set of Terms. A copy of the latest set of Terms is available on the Website and upon request.
In addition to these Terms, there are specific rules and regulations that apply to the site, Camp site rules and fire regulations. Please contact us in advance of your arrival if you require further details of any site specific rules and regulations (as posted on the site notice board and handed out on arrival at site).
Making a booking
You can either book online or via telephone direct with the site. Please have details of all party members when making a booking. Please check your confirmation as Rushcroft Farm Campsite cannot be held responsible for errors in information provided at the time of booking.
Bookings are not transferable to another party and any person arriving at the campsite not included on the booking will not be permitted entry to the campsite. This policy contributes to the safety of our other campers.
When making a booking you are confirming that you or at least one member of your party is twenty one years or over, you have the authority of all persons in your party to book on their behalf, you accept these Terms and you agree to be responsible for any loss or damage caused by any member of your party or animal accompanying you.
Whilst we do our best to pitch units in a preferred location, final pitch allocation is solely at our discretion and you will not be issued with your pitch number until arrival on site.
The maximum stay allowed is 28 days.
All pitches are to be used for recreational camping only.
Advance bookings: Minimum advance booking 3 nights unless stated or by prior arrangement.
Spring and August bank holidays minimum advance booking 5 nights
July/August minimum advance booking 3 nights
Group bookings - To protect the tranquility of the site and the comfort of other campers, we do not take group bookings and a booking is limited to a maximum of two pitches. Couples and families only - total number of people over the two pitches not to exceed 4 adults and 4 children. We cannot guarantee pitches will be sited together and pitch allocation is solely at our discretion. Stag, hen, reunion or similar parties are not permitted at this site.
Internet : We do not provide internet on the campsite. Mobile phone signal may at times be poor due to our rural location and are beyond our control.
Toilets and Showers : During the 2025 season the campsite will only be open to units with their own bathroom facilities as our facilities will be closed during this period. Chemical toilet and grey water disposal points along with drinking water and outside wash up areas will be available at all times during the camping season.
Prices
The prices advertised are accurate at the time of booking. Prices can move up or down and Rushcroft Farm Campsite Ltd reserves the right to do so. Customers are advised to check the website for the most up to date information including our latest promotions, deals and discounts. Although prices may vary from time-to-time, the price payable is the price confirmed at the time of booking.
The prices are based on a nightly rate applicable from 1pm until 11am the following day unless otherwise stated.
Pitch prices are based on 2 adults, one unit and one car. Extra adults and children (aged 2-16 years old) can be added to your booking up to a maximum of four people on one pitch. Children under two years old go free, however they do count as part of the party for all other purposes. The pitch price is for one unit only and does not include any unattached structures which must be pre booked, approved by management and paid for prior to arrival on site.
Promotions, deals or discounted offers are provided at the discretion of Rushcroft Farm Campsite Ltd. All offers are subject to availability, cannot be used in conjunction with any other offer or discount and may be withdrawn at any time. Retrospective refunds are not permitted against any offer or promotion advertised after such time a booking is made.
Pitch Extras – These include pup tents (2m x 1m), gazebos with no sides (of no larger than 2m x 2m), trailers (not over 1.20m), any additional cars, adults, children or pets. Rushcroft Farm Campsite Ltd allows you to book one extra per pitch, subject to conditions. The unit and all pitch extras must fit within the boundary of the pitch booked. If the unit and all extras exceed the pitch boundary an additional pitch must approved by management and be paid for immediately once approved. Prices for pitch extras are set out in our current price list. Pitch extras must be pre paid for at the time of booking as we cannot guarantee that there will be space. Campsite managers reserve the right to ask you to remove any windbreaks, gazebos, flag poles, flags, lights or any additional structures. Site rules apply.
Pup Tents – Pup tents must be no larger than 2m x 1m. and the tent must be erected in the boundary of the pitch of the accompanying unit - by prior arrangement and payment only.
Dogs - are welcome on our camp site. But must be kept on leads at all times and any fouling must be collected and disposed of. A maximum of two dogs per pitch. If there is an incident onsite involving your dog please note that you may be asked to leave the campsite immediately without refunds being given. Your dogs are your responsibility and you need to ensure you have adequate insurance cover in place for injuries caused by your dogs to other users of the campsite or the campsite staff.
Gazebos – Gazebos up to 2m x 2m must be pre-booked on all occasions and are charged at £10 per night. Strictly no sides. Event Tents are not permitted on the site whatever size they may be. Pre booked gazebos remain subject to managers approval once erected on site and you may still be asked to take it down even if pre booked. Please ensure you provide correct information on gazebos at the time of booking to avoid disappointment.
Generators, air conditioners are prohibited.
Halogen lamps and heaters are prohibited.
Drones and remote controlled vehicles/toys are prohibited.
Fire pits and similar are prohibited.
BBQ’s are permitted off the ground to preserve the grass. Charcoal only. The burning of wood is strictly prohibited on the site. BBQ’s must be extinguished by 10.30 pm.
Visitors – Rushcroft Farm Campsite Ltd do not permit visitors to the campsite. We reserve the right to decline visitors that have have not previously booked to maintain the tranquility of the farm.
Payment
Payment for bookings can be made by Credit or Debit Card either on our website or over the phone. Without exception we do not accept payment by cheque.
For bookings of three nights or less, the full cost of the holiday is payable at the time of booking.
For all holidays, a non-refundable deposit of £50 per week or part week per pitch is payable at the time of booking. If the booking is worth less than £50, full payment is due at time of booking. The balance is payable 6 weeks prior to date of arrival. The balance due date will be advised in the booking confirmation letter or email; no further reminder will be sent. Failure to pay the balance by the due date will constitute cancellation of the booking and the deposit will be forfeited. The deposit is refundable if Rushcroft Farm Campsite Ltd does not accept the booking.
Services, Features and Facilities
Rushcroft Farm Campsite Ltd makes available a range of information leaflets on the campsite and also mentions local helpful service providers but shall have no responsibility for loss, damage or injury in relation to any services, features or facilities provided or supplied by these third parties to you, they are used entirely at your own risk.
Pitches and Units
Please note that unit size restrictions apply and you must provide accurate dimensions when you book. All units must be pitched at least 6 mtr from their neighbour to comply with fire regulations.
Ground sheets in awnings must be ‘breathable’ or ‘open weave’ to protect the grass.
Strictly one unit only per pitch. A unit comprises of a Motorhome, Caravan or Tent with attached awning only - no free standing structures are included in the pitch price.
Caravan and Tent pitches include one car only - vans used as cars are by pre booking and management approval only and must be parked in the carpark. Camper vans (including cars adapted for sleeping) are not permitted to be parked next to caravans or tents, they must be parked in the car park.
The dimensions required when booking are the total length and width of your unit including awnings, porches any other attachments to your unit, but not including guy lines. Tents over 7 x 4 mtr will incur a surcharge and must be pre approved at time of booking to assist us locating you on an appropriately sized pitch. We reserve the right to ask you to remove sections or to leave the campsite if you exceed these dimensions without prior booking and payment.
Please note: campers have the use of camp site facilities only.
All self catering properties at Rushcroft Farm is for the sole use of the people booked into that property (maximum occupancy per property applies). Guests booked into the campsite or other properties are not permitted to use the facilities of the self catering accommodation booked by other members of their party.
Vehicle Conversions
Sleeping in cars or vans is not permitted unless the vehicle has side windows with curtains and a specially designed internal sleeping accommodation. If you are in any doubt whether your vehicle will be allowed on our sites, please contact us with photos of your conversion for approval.
Sign written vehicles are not permitted on site without prior approval of management and should be pre booked. If approved you will be required to park them in the car park. If in any doubt please email photos for approval prior to booking.
Cancellation, holiday insurance and changes to your booking
If you cancel your booking 42 or more days before the arrival date all monies will be refunded less the deposit. If less than 42 days notice is given, no refund will be made. Rushcroft Farm Campsite Ltd therefore recommends that a personal holiday cancellation insurance policy be taken out to cover those unfortunate occurrences that from time to time do arise.
Should you need to change the dates of your booking, you may do so up to 6 weeks before your arrival to another date within the same season. A £12 administration fee is payable per pitch for all alterations to bookings. If you wish to transfer your booking to another date, we will use our reasonable endeavours to satisfy your request wherever possible subject to availability of a comparable pitch and pre payment of the total fees due. We are unable to alter booking dates with less than 6 weeks notice. We cannot carry bookings forward to the following season.
If you leave site early for any reason Rushcroft Farm Campsite Ltd will not issue any refund for unused camping nights.
Unfortunately, in some circumstances Rushcroft Farm Campsite Ltd may have to cancel your booking. In these circumstances we will offer you a full refund of any fees paid or the option of an alternative pitch of a comparable standard. No other compensation will be given.
Arrival and Departure
Arrivals: You may arrive strictly between 1pm to 8pm. We do not accept arrivals after 8pm we reserve the right to refuse admission to the site after this time even if you have pre booked and paid for the night. All arrivals must check in with a member of staff before proceeding to a pitch. If you are running late it would be very helpful if you could phone the main booking number as soon as this becomes apparent and we will advise you then if you will be able to come onto the campsite for that night.
For advance bookings, if not notified otherwise, your pitch will be held until 9pm on the day of your arrival, after which it will be put up for re-sale and your booking treated as a cancellation with your monies retained. No refunds will be made.
Subject to availability, we accept bookings up to 6pm on the day of your arrival.
Departures: Please vacate your pitch by 11am. Failure to do so will insure a further nights charge. No refunds will be given for early departures. It is important that you pay any outstanding balance on your booking before pitching.
Arrival and departure to and from the Campsite is via the Station Approach entrance to Rushcroft Farm only. Access to other parts of the farm is by prior arrangement only for safety reasons, this is a farm environment with many hazards hence the requirement for restrictions on times when parts of the farm are available to visitors.
SPEED RESTRICTION : Please note that there is a strict 5mph limit in the Station Road approach to the campsite and 5mph speed limit on the campsite itself. This is for the safety and consideration of our neighbours, children and animals.
Behaviour onsite
Please use the campsite in a courteous way to other campers. The use of foul language, threatening behaviour or vandalism is not tolerated. Any offence of this nature will result in all members of a booking being required to leave immediately. No refund will be given.
Strictly quiet after 10.30 pm.
Cycling and ball games within the site may be restricted, at management discretion.
Our campsite managers are fully empowered in all aspects of campsite operation and management. Rushcroft Farm Campsite Ltd fully supports its campsite Managers in dealing with matters of policy at their sole discretion when the need arises. In placing a Booking Request you agree that you and your party will at all times comply with the requests of the campsite Managers.
As the person booking the holiday, you are responsible for the behaviour of all members of the party whilst on the campsite.
Any wilful damage to the campsite or any other Rushcroft Farm property will result in you being asked to immediately leave. If you are asked to leave under these circumstances, no monies will be refunded.
Our customers visit our campsite to enjoy the peace and tranquility of the Farm. If anyone does not respect this, the campsite Manager reserves the right to refuse them admission or ask them to leave the campsite at any time. If you are asked to leave under these circumstances, no monies will be refunded.
Open fires, fire pits are and chimneys are prohibited.
No structures can be tied or secured to trees or vegetation. Any structures that are or are judged to be causing damage to the site or a nuisance to other campers will be taken down or removed. The site managers reserve the right to do so without prior consent and wholly at the site managers’ discretion. Rope swings are also prohibited.
If any of your structures, chairs and camping equipment break, these are NOT to be put into the campsite rubbish bins. you must take these home with you or visit the local refuse tip to dispose of them.
Recycling
Our local authority is able recycle glass, cans and plastic bottles only. Receptacles for clean glass, cans and plastic bottles are provided next to the general rubbish bins at the entrance to the campsite.
Bins - for domestic rubbish only please - NO CAMPING EQUIPMENT, which should be taken home with you.
Complaints
We want you to have an enjoyable and relaxing holiday. If you require any information or should you have cause for complaint, please contact our campsite Manager or the owners immediately who will try to resolve the problem for you to the best of their ability.
We ask you to note that if you do not give us the opportunity to resolve the problem by reporting it onsite, we may not be able to deal with any complaint on your return home and your rights to claim may have been reduced or forfeited.
If, at the end of your stay with us, you feel we have not dealt with your complaint satisfactorily, we ask that the main booker submits a written complaint within 7 days of your return home to: Rushcroft Farm Campsite Ltd, Station Approach, Sway Hampshire SO41 6EE or email mail@rushcroft-farm.co.uk.
Liability
Please read this section as it is important that you understand what you are agreeing to.
Nothing in this section limits or attempts to limit our liability for:
Death or personal injury caused by our negligence; or
Fraud or fraudulent misrepresentation; or
Any breach of the obligations implied by Section 2 of the Supply of Goods and Services Act 1982; or
Losses for which it is prohibited in Section 7 of the Consumer Protection Act 1987 to limit liability; or
Any other matter for which it would be illegal or unlawful for us to exclude or attempt to exclude our liability.
Subject to the matters detailed above, if we fail to comply with these Terms, we shall not be responsible for any losses that you suffer as a result, except for those losses which we could reasonably foresee would result from our failure to comply with these Terms.
In addition to the above, we shall not be responsible for any:
Loss of income or revenue;
Loss of business
Loss of anticipated savings
Loss of data
Our maximum liability shall be no more than to refund the amount paid by you for the holiday.
As our campsite is located in a farm environment, we cannot not accept responsibility for any damage, injury or inconvenience caused by farm animals, plants or wildlife. We ask that you do not enter fields, farm yard or walk around the farm unsupervised by a member of our staff and parents must accompany their children. We have a small stream running along the boundary of the farm and a very muddy area of bog land, children should be supervised by their parents at all times when in this vicinity.
Rushcroft Farm Campsite Ltd does not accept responsibility for anything that adversely affects your holiday that is outside of our control. These circumstances are known as ‘Force Majeure’ events and are circumstances that Rushcroft Farm Campsite Ltd could not, even with due care, have foreseen or avoided. Such circumstances include (but are not limited to) war, civil unrest, industrial action, terrorist activity, natural disaster, fire, adverse weather conditions, foot and mouth disease and all other similar events outside of our control. Rushcroft Farm Campsite Ltd will endeavour to manage any problems caused as a result of a Force Majeure event but shall be under no obligation to do so and shall not be liable to you for any losses caused by a Force Majeure event.
Reference to any products, services or other information belonging to third parties does not imply or constitute an endorsement, sponsorship or recommendation by Rushcroft Farm Campsite Ltd. Links to other services not operated by Rushcroft Farm Campsite Ltd are provided solely for your convenience. Rushcroft Farm Campsite Ltd accepts no liability for any products services or other information provided by third parties.
Other Important Information
Any photographs, descriptions or advertising we issue, and any descriptions or illustrations contained on our Website, are issued or published solely to provide you with an approximate idea of our campsite and services. They do not form part of the contract between you and us.
If any court or competent authority decides that any of the provisions of these Terms are invalid, unlawful or unenforceable to any extent, the Term will, to that extent only, be severed from the remaining Terms, which will continue to be valid to the fullest extent permitted by law.
If we fail at any time while these Terms are in force, to insist that you perform any of your obligations under these Terms, or if we do not exercise any of our rights or remedies under these Terms, that will not mean that we have waived such rights or remedies and will not mean that you do not have to comply with those obligations. Any waiver of a default by us does not mean that we will automatically waive any subsequent waive by you. No waiver by us of any of these Terms shall be effective unless we expressly say that it is a waiver and we tell you so in writing.
A person who is not party to these Terms shall not have any rights under or in connection with them under the Contracts (Rights of Third Parties) Act 1999.
You may not transfer any of your rights or obligations under these Terms to another person without our prior written consent, which we will not withhold unreasonably. We can transfer all or any of our rights and obligations under these Terms to another organisation, but this will not affect your rights under these Terms.
These Terms and any non-contractual obligations relating to these Terms shall be governed by and interpreted in accordance with English law. You and we both agree to the exclusive jurisdiction of the English courts. This contract shall be concluded in the English language.

Holiday Cottage Terms and Conditions
Bookings are accepted only from guests aged 21 or above. Bookings are not accepted for party events, stag or hen party groups or similar.
Rushcroft Farm reserves the right to refuse bookings should they appear unsuitable for the property, and reserves the right to refuse admission on arrival if any aspect of the booking is misrepresented. In this event a full refund would be provided.
Advance bookings are to be made via telephone or via website (www.rushcroft-farm.co.uk) and a non-refundable booking deposit of 30%, which is payable at the time of booking, must be paid for by credit or debit card - we do not accept cheques.
The balance is payable 42 days prior to date of arrival. The balance due date will be advised in the booking confirmation letter or email; no further reminder will be sent. Failure to pay the balance at this time will constitute cancellation of the booking and the deposit will be forfeited.
The deposit is only refundable if Rushcroft Farm does not accept the booking. Bookings due to commence within 6 weeks must be paid for in full with a Credit/Debit card.
Arrival time after 3 pm and departure by 10 am.
Cancellation and Holiday Insurance
To cancel or amend your booking, you will need to give notice to Rushcroft Farm. If we receive this notice 6 weeks or more before the date of your booking starts, we will refund all the money you have paid except the deposit.
If we receive the notice less than 6 weeks before the date the booking starts, we will be unable to offer a refund or amendment. Rushcroft Farm therefore recommends that a personal holiday cancellation insurance policy be taken out.
Any amendment to booking once booking is received will incur a £12 administration fee.
The properties can only be occupied for recreational purposes.
The number of people occupying the property must not exceed the number booked. You and all members of the holiday party further agree not to use the property for any commercial purpose, including without limitation assigning or subletting it or otherwise allowing anyone to occupy the property, which has not previously been accepted by Rushcroft Farm. Rushcroft Farm representative at the property reserves the right to refuse entry to the entire party if this condition is not observed.
In order to process your booking, Rushcroft Farm will need to collect certain personal details from you. These details will include your name and address, and where applicable credit/debit card or other payment details. Rushcroft Farm also needs to process and store your personal details for their own administration, marketing analysis and operational reviews. If your contact details have changed or you no longer wish to receive information on Self-Catering Holidays please notify Rushcroft Farm by email (mail@rushcroft-farm.co.uk).
Rushcroft Farm representatives reserve the right to decline accommodation to, or expel any guest or visitor for conduct, which in their sole view is detrimental to the accommodation or the comfort of other visitors. The representative including contractors working on behalf of Rushcroft Farm reserves the right to enter the property at any time but will endeavour to do so when convenient to the guest.
In the event of a refusal to hand over the property or repossession on the grounds set out in Clauses 7 and 8, Rushcroft Farm shall not be liable to make a refund of any monies paid.
The guest undertakes to keep the premises and all furniture, fixtures, fittings and effects in or on the property in the same state of repair and condition as found at the commencement of the holiday (reasonable wear and tear excepted).
A full contents inventory is available at each property for guest’s information. Any costs incurred to repair or replace damages caused by guests will be reclaimed by Rushcroft Farm against the person making the booking.
Only one car may be parked in the area adjacent to the property. Additional cars may be chargeable and must be pre booked.
All self catering accommodation at Rushcroft Farm is for the sole use of the people booked into that property (maximum occupancy per property applies). Guests from the campsite or other properties are not permitted to use the facilities of the self catering accommodation booked.
Rushcroft Farm will not accept liability or responsibility for the death of or personal injury to the guest resulting from proven negligence of them. Rushcroft Farm will not accept responsibility for any loss or damage to the property of the guest, including personal belongings, cash, jewellery and motor vehicles, however caused during their holiday.
Rushcroft Farms responsibility and financial liability (excluding any liability for death or personal injury due to negligence) shall be limited to the return of monies received in the event of accommodation, booked in good faith, not being available owing to exceptional weather conditions, flood or fire, or such other cause beyond their control.
It is requested that the guests arrive at the properties after 3pm on the day of arrival and depart the property before 10am on the day of departure and keys must be left in the door.
Visitors to the properties only by agreement from the owners of Rushcroft Farm at the time of booking.
Where pets are permitted*, no more than two are allowed at any one time and they must be kept under control at all times. No pet is allowed to be loose on the farm or camp site. Pets must be exercised either along the dog walk adjacent to the camp site or off the site altogether. Owners are responsible for clearing up areas fouled by their pets on the site.
Dogs must be kept on leads in the grounds of the farm and camp site at all times. Dogs must not be left in the properties unattended.
Bed linen and towels are provided in the cottages.
Rushcroft Farm is a working farm so please do not enter field or walk around the farm and yard unsupervised by a farm representative.
All Self-Catering properties abide by the No Smoking law.
While every effort is made to ensure the accuracy of the web site/other material and prices at the time of printing, errors occasionally occur. You must therefore ensure you check all booking confirmation details of your chosen property and arrangements (including the price) at the time of booking.
Rushcroft Farm will, however, use its best endeavours to notify you of any changes to or inaccuracies in any information contained on the web site or otherwise provided to you as soon as reasonably practical after Rushcroft Farm becomes aware of the change or inaccuracy.
Every effort has been made to ensure that you have an enjoyable and memorable holiday. If, however, we have not met your expectations, it is essential that you contact Rushcroft Farm representative immediately. If, after this, you feel that the issue has not been resolved to your satisfaction, and for the benefit of future holidaymakers please address your concerns by email to mail@rushcroft-farm.co.uk. within 7 days of departure. This procedure is designed to ensure the speediest possible investigation into your concerns.
When you book a Self Catering property, you enter into a contract with Rushcroft Farm.
Nothing in these conditions affects your normal statutory rights.
Rushcroft Farm reserve the right to alter these Terms & Conditions at any time.
